We have considered another island, Lombok, but it won’t offer returns like Bali for at least another 10 years, so we discard it. Bali is the go-to island in Asia, just like Ibiza is for Europe. It has been in the spotlight for many years and continues to gain attention. Its culture and Hindu religion captivate everyone who visits the island, and there is great respect for all investments and people coming to the island. This is sometimes not the case in Muslim areas where, as we know from acquaintances, there are many more problems. In summary, invest in Indonesia, but specifically in Bali. We do not recommend investing outside of this island because the investment returns will only reach an annual 3%. Here it is very difficult to drop below 12%.
Indonesia is a very safe country for properties. In fact, Bali is one of the areas globally with the most foreign investors thanks to this. Everything is under notarial contract and registered with the ministry.

In Indonesia, there are two types of contracts for land or houses. The “leasehold” contracts are rental-exploitation contracts, limited to a number of years that you have agreed upon with the landowner. These are the most common due to their high profitability. These years are usually 20, 25, or 30, with 25 being the most common. Sometimes there is the possibility to extend this contract once it has ended.

The other type is “freehold,” which means for life. In this case, you either need to be Indonesian, or you must have it under an Indonesian company. This is usually not the most commonly used due to its extremely high cost. Sometimes, it is even more expensive than buying land in Ibiza or Madrid.

When a rental or exploitation contract expires, you can negotiate an extension at market price or negotiate the rental or exploitation conditions.

The renter is obligated to return the land in the same condition as when they rented it, or simply return the land with the construction to the landowner.

The landowner receives the land as you leave it. If the construction is permanent, they receive it as is. You can take all the furniture and assets as they are the property of the investor.
