This is another really easy to use, freely accessible calculator. It’s a close second to your mortgage. If you’re looking for any news on property investment while you do some calculations, it’s a handy site to visit as well.

This calculator is a good option if you’re not sure what the cost of sale and cost of purchase is. It’s openly available and doesn’t require you to provide personal information before you get the results.
Please note: Seeing as it doesn’t ask you the same questions as the above to, it may not be as accurate as the first two. It will give you an indicative idea of your capital gains tax amount regardless though.
4. ATO CGT Record Keeping Tool
If you’re an avid investor and want to track and take note of your capital gains tax, the ATO has a tool for you to keep it recorded. You’ll need to create and login to an ATO account for this to work though.
5. Loans.com.au
This calculator is simple and easy to use and has one of the most user-friendly interfaces. You can access the results without providing your details. The only downside to this calculator is that all the fields are required so you’ll need to be sure to have all the information you need at hand.
Honourable Mentions
This site has a capital gain tax calculator but you’ll need to fill in your details before you access the results.
We gave this an honourable mention as it asks additional questions about taxable income and tax withheld where you may not have that information easily on hand. It’s a great calculator but the information you need for it to work requires a bit of digging.
